Start with the Consumer Financial Protection Bureau for an overview of the foreclosure process and loss mitigation. Use HUD to locate a participating housing counselor. If your loan is FHA-insured, use HUD's FHA-specific program page. Keep in mind that state law controls many foreclosure procedures and deadlines.

Watch for foreclosure rescue scams

Government agencies warn homeowners about anyone who promises to stop foreclosure, asks for the mortgage payment to be sent somewhere new, pressures a title transfer, or demands large fees for help that may be available through the servicer or a HUD-approved counselor.

  • Never sign a document you do not understand.
  • Do not transfer ownership to qualify for supposed help.
  • Do not believe a guaranteed modification claim.
  • Verify the identity of anyone requesting financial documents.
